Air Conditioning Pre-Season Maintenance Inspection

• Check all Air Filters ( we will supply one standard type new replacement air filter per zone we are servicing ). Electronic, Electrostatic, or Media cartridge-type filters will be inspected but would require additional cost to clean or supply media or pads. If the customer has one hand we will change it out for them at the time of service.
• Check any (IAQ) indoor air quality devices that have been installed. Recommend any service that may be necessary.
• Check any and all AC drains, either natural drains with traps or condensate pumps. Clean as needed.
• Check all drain and pump safety switches.
• Inspect the blower wheel visually. ( Make any necessary recommendations if needed ).
• Check the blower motor for proper rotation.

* Inspect the evaporator coil or secondary heat exchanger with the camera only if we deem it necessary; i.e. if the blower is plugged we will advise about the above inspection being needed.

• Make sure all AC vent supplies are open.
• Make sure all AC returns are free of obstruction and operable.
• Check all thermostats; change standard-type batteries if needed.
• Check all electrical connections inside and outside for any loose or burnt-type issues. Repair as needed.
• Inspect the outdoor condenser for any internal debris build-up and remove if excessive.
• Inspect the outdoor condenser coil for airflow restrictions and rinse as needed.
• RUN SYSTEM!
• Check refrigerant (Freon) levels after 15 minutes of run time to establish pressure/ temperature correlation. If refrigerants are needed we will discuss with the homeowner at the time of the additional cost of material only. Depending on what type of refrigerant, (R22, R410a, or A2L type new as of 2025, R454b or R32). There are many other types, but these are the most common residentially.
• Check all fan motors and compressors for proper voltages and amperages.
• Check the capacitor for proper capacitance.
• Inspect indoor and outdoor pipe insulation. Recommend if any issues need to be rectified at additional cost of material only.
